2 Redman Place is a 33,626sqm building located at the Stratford International Quarter in London.
2 Redman Place achieved a 94% BREEAM Outstanding Score during the development stage and is equipped with a sophisticated Building Management System (BMS) and extensive electrical and thermal sub-metering. EP&T’s Insight+ data analytics solution provides targeted actions for the property management team to minimise the ‘performance gap’ between design and operation.
 

EP&T were engaged with the objective of establishing an independent, ‘single source of truth’ from which the management team would deliver energy efficiency and cost reductions, which have included:

  • Optimising the operation of the thermal wheels to reduce requirements for low temperature hot water (LTHW) being provided by the local district heating system
  • Increasing the CO2 PPM set point, leading to optimisation of the Variable Air Volume (VAV) system and reduced energy use from Air Handling Units (AHUs)
  • Eliminating clashes within the pre-existing BMS set point algorithm which was causing AHUs to overheat in Winter and overcool in Summer
  • Reducing equipment time-schedules to match demand and eliminating unnecessary overnight baseloads
